I was wondering what the effect is on the value of an apartment building when replacing Section 8 tenants.For example, would two identical buildings be worth the same if their rents were the same (same NOI) but one had all section 8?

I personally would leave the current mower with the new tenants (and to have verbiage in the lease that holds you harmless for any equipment malfunction etc.). 

Something else to keep in mind is a LLC does not provide absolute protection so you still need to take other measures to protect yourself like insurance, umbrella insurance policy, trusts to help further hide your identity, don't use your name and home address as the registered agent for the LLC. 

There's too much gray area with lease options and lots of pending litigation, I don't think I'm equipped to answer this.

There are no dollars assigned to new HVAC equipment or a water heater. 

I emailed the agent, and he sent me a financial statement from the room next door, which is identical. 

After the Purchase Agreement signed, there is 5-7 day for general inspection and usually 3-5 days for any other inspections, recommended by the home inspector.Besides, some inspections require special equipment installed and removed. 

This can add value to a sale for an owner/user looking to do a new restaurant and could also utilize equipment and improvements.
