Understanding the 50% rule will create an understanding of maintenance/cap ex.In the last 2 weeks: I have replaced 3 hot water heaters (one under warranty that was only 2.5 years old), one of the water heater failures took out the kitchen (insured), got one RE sewer jetted, rebuilt 2 fences, made a new screen for a window, replaced one side of the frame of a garage door opening, removed 2 giant trees, added 3 sister beams to a garage roof.

Based on leveragea loan fund might turn 100% of the capital every 6 to 9 months.. and has little to no leverage its all investor cash. so if there is 30 or 40 million out.. it ALL comes back and is sitting in the account.thereby leading to temptation for those who go down the slippery slope of robbing peter to pay paul and buying personal jets LOL.I think as an apartment sponsor unless your really really huge you have to pay your debt service and whats left over is a small fraction of what happens in a for real loan company that is turning their loans.
