-Has no crawlspace (common for older properties) so we couldn't see the foundation-Drywood termite/wood decaying fungi damage seen on all the windows/doors/parts of the beam on the exterior, parts of roof decking and rafters in the attic-Old leaks/moisture damage seen in the ceilings and attic-Parts of the roof has patch work-Roof doesn't have any permits on record (don't know how old it is)Seller's offer to me:-Fumigation treatment for drywood termites (tenting the house)-Replace and repair all damage wood throughout the house-Replace the entire roof with a new permit-Replace one window in every room (not all)-Pay for a structural engineer to inspect the foundation-Offer to get quotes for repairs and have a 15-20K budget to make all repairs, house is 500K.

Although this is probably less likely than the water leaking in through the window wells, it is possible, and you'll want to eliminate it as a cause of the flooding before deciding on how to fix the issue, because if it's groundwater, then the solution to the problem may be completely different than if it's water coming from other sources.As you consider these questions, keep in mind that water follows the path of least resistance--for example, water will flow through a gravel-filled trench much quicker than through solid earth/clay.

Plumber mentioned there is a ejector/grinder pump in one of the units that handles all sewage from all 4 units.They replaced the ejector pump and in 2 weeks, same issue happened with the sewage leaking in the garage.

HMMM, that is way over the true value, again this post is making less sense,   the purchase price $165kClosing day I paid $51,290.22I paid for HVAC $12,000The expenses on 2023 Mortgage, electric, appliances and everything $23,806The expenses on 2024 until now for changed all windows, fixed hand rail, step, basement leaked electric panel, mortgage, electric and everything $20,777.38the mortgage balance right now in my account is $119,000someone offered me $120k as is.I got all paper and proved of everything.

If anything I would say BH is an insurance company, but they do obviously have the real estate piece, oil and gas, apple, some big Japanese compioes, building suppliers like ACME brick, BNSF railroad, and I'm sure a lot of other pieces and parts.
