@Nathan M kieferIf you are getting $400k in W-2 income, unlikely you will qualify as a real estate professional unless: (1) you have equity in the company and its in an industry that allows you to qualify as real estate professional; or (2) you have a spouse that qualifies.

Banks will provide traditional financing for properties over 50k, assuming the borrower can qualify.

After literally years of looking (since 2022) I bought my first property a few months ago, so I feel extremely qualified to give advice (many people earned lots of equity during the pandemic appreciation-boom if they bought before 2022, but out-of-state investors getting started AFTER the 2022 interest rate hikes are few and far between). 

So if you do a cost seg once completed on that business portion- it may not qualify for bonus. 

Document the time you spent on the property compared to others, especially if you’re trying to qualify under the “100 hours and more than anyone else” test.
