Seems like a great book but would like to find another book or two on the subject.

I have a pro forma  using very pessimistic occupancy/booking percentages (worst case scenarios) which identify a very nice cash on cash return, and the ARV will (again, pessimistically) be at least double the purchase+rehab costs. 

Generally what I see is Hubby is handyman and Wife does books and leasing..

Great book as well especially for getting everyone focused towards a common goal.

STR and MTR are basically full time jobs when you're booked.

He also has a book coming out in a month or so focused on passive investors like me.

If you are not starting from a very strong financial position and you do not have the ability to quickly stockpile cash quickly from other means then I definitely agree with that statement from the book.

As for resources and connecting with other investors, take advantage of BiggerPockets through books, podcasts, articles, meetups and/or conferences!
