The quorum from the attending members / proxies was that sale of the land was acceptable but to be negotiated with an attorney, and this process was also facilitated with their attorney so we should be above board.

During that time, I created an acquisitions subsidiary which was responsible for all acquisition lead sourcing, underwriting, and negotiations and closed roughly $20mil in urban real estate, an affiliate title company which facilitated all acquisition, loan, and listing settlements, and customized a cloud-based system which eliminated spreadsheets and tracked the entire process of acquiring/developing/selling real estate.

You can facilitate this process by setting expectations for new clients upfront, so they understand that gathering all that paperwork upfront is the best way to proceed for all involved, and will make their offers much stronger.I totally agree with you that's the way to go.

Internally, this means they can document the business account requirement as in place to "facilitate that annual audit" of the business, and not as a high pressure cross-selling technique, in order to have their ducks in a row in case THEIR books are audited, and there potentially might not be a thing you could do about it.

Brand new here, and I don't have a specific timeline or plan for seeking financing - could be first home purchase of SF or MF, and I also have a business for which I might want to get a line of credit at some point - but in the meantime I thought it might be a good idea to join a local credit union to facilitate future plans if folks here have any that they strongly recommend.

If I was dealing with an illegal tenant who I was trying to bribe to evict I probably wouldn't also be trying to facilitate a sales arrangement with them.
