Environmental conditions really aren't any different here then they are anywhere else. 

By a combination of luck and conscious decisions, it has proven to be a strong position to be in during COVID.  

For example, if an ESA is done and it finds substantial environmental contamination on the grounds, then it might not make sense to do the deal.

I've seen a couple flips in Centerville area that people clearly tried to renovate and could not sell for the 100k+ they were hoping to get after remodel...not sure if they lost money, but seems probable, so would have to be very conscious of updates affordable for the area. 

Our family still took a vacation but were more conscious about everyday expenses and paid down some debt to free up future cashflow should something terrible happen.

Now I'm thinking I agreed too soon and moved too quickly while it actually takes longer for the seller to fix some environmental issues and now two months later.

I have a rule of not renting to friends or family and I have broken it consciously three times, once to my mother and twice to friends.

This can be a very costly and time consuming process involving multiple parties.Then you will need zoning approval, permits, potentially an environmental test and so on.
