Finally I add value to properties including fresh paint, new light fixtures, smart locks and even adding a kitchenette of laundry room if the landlord agrees that it will add value to their property to create a "second unit" out of a bedroom suite with a separate entrance. 

After i bought the place i turned a portion of the basement into a studio apartment to use as an Airbnb, i intentionally designed the space to be versatile, the area can be used as a stand alone apartment with its own entrance, parking, full kitchen, bathroom and laundry or you could open up door in the hallway to use the space as a large entertainment area. 

We're looking at putting in an offer on a house that the current owner has modified to rent out two rooms, each with their own bathroom and outdoor entrance. .     

Also requires the ability to have a separate entrance from the normal front door of the home.Let me know!

You can buy a townhome or SFR with a private entrance, or not, depending on how much privacy you want.

As other people in this thread have mentioned, be sure to meet requirements for legal occupancy - key among these being two entrances and proper ventilation.

My personal belief the exterior door being placed at the sunroom entrance is pointless sense the bad guys could just break the glass from the sun room to gain entry.

You may have to do some renovations to have it up to code, such as windows, doors for private entrance, parking spots etc.
