In my rentals anyone over 18 that wants to be added to the lease can do so given that they pass the same screening as every other tenant in my portfolio.

I no longer entertain buyers agents from Carbutti and Company due to a past bad experience with one of their agents.

A couple of months ago we stayed at a cabin just outside of Hot Springs that was surprisingly nice and within driving distance of the town (we were only passing through).Personally of these three, Broken Bow would rank last but that's only based on a feeling.  

I used to even include a clip of the newspaper articles when a major levy was passed.   

Most businesses cannot pass the cost to the consumer anymore, because with costs even as is the demand has not been met.This has hit down to the employees, and their consumer spending.

If the dues are exorbitant or there isn't a clearly defined value being brought to owners, maybe pass on it, but I'd say by and large that STRA's are well worth what is usually a pretty small individual investment. 

Even if your town or jurisdiction has regulations, the HOA can choose to pass rules that are more restrictive.

I believe they passed a law a few years ago in OK you had to be an agent to wholesale but from what I can see that law is pretty well ignored.

I have just passed my real estate licensing and am looking to start investing so any tips for a newbie would be greatly appreciated.
