Besides survey issues you have to deal with HOA's, obtain tax clearance letters from the government and all deeds, except condos, must be attested by the public surveyor before closing (that in itself takes a week).I don't want to discourage you because I think investing in the islands can be lucrative, I have just seen many people from the states go in thinking that because it is the U.S. that it works like it does in the states.

Or, I can "overpay" and pay 410k to obtain the house sub2 with a 2.5 interest rate, and finance the entire 410k balance, and still only pay $1,620 per month.

If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon.

@Shari Azama- thanks   1) if you are  interested in buying more properties - consider getting pre approved to make sure you can obtain financing that you might need   2) working  for a  family owned  business  may be an issue so getting pre approved will help address this  3) best  and most simple way to escalate paying down the loan is to try to make one extra payment per yr  4) if considering moving and  renting out the condo in the future - check with your HOA to make sure the  unit can become a  rental unit  ( some complexes dont allow this ) - thanks
