I doubt its a problem because if you told them a duplex im sure they assume you will be living in one and renting the other but its better to check.

I own a duplex and am selling it.

They also passed a state law that any R 1 lot can now be a duplex but this has not moved the needle much duplexs of new construction still cost far to much to build given land cost and building cost to be quote un quote affordable.

My wife and I always have our eyes open for stuff there, but looks like most duplexes (what we've focused on) are horribly overpriced.
