If you just stop investing it will be a double loss. 

double check your outlay of costs on arbitrage. you may not be paying to buy a property, but you will have to furnish it, carry insurance, and pay the owner their money too. and at the end of the day, the owner can stop your "business" and take it off the market or sell it at any time. 

Electricity alone on a 2 bed is usually around $200-250.  

My friend recently told me of this scenario where the person I lease to would perhaps then double book individuals and keep deposits. 

She asked me about it, so I told her I know they have a two bed room voucher, so she put one of the bedroom as home office room. 

Seems like a nice bed of cash coming in to use as a launch point - plus minimal cash out the door on initial purchase.
