Do the tenants have any pets (if any dogs, what breed)5.

It's just like anybody, behavior changes.

Question, what SD would you suggest for 6 month stays and if they have pets (Large dog @ 70lbs and a small dog @ 8 lbs)?

I just don't appreciate the gate-keeping behavior from them.  

I would use $500 to buy books and listen to podcasts.....I would bird dog and wholesale to get more capital.

I'm not only going to warn everyone about the level of absolute unprofessional behavior with this lender, Andrew, I'm going to go a step further and question if this is even a legit business. 

Despite having a backyard, they sometimes let their 2 small dogs out the front door and do their business on my lawn which was green before they moved in. 

Think of dudes who cut their hot dogs into pin wheels and then top them with ketchup.

As well as coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.

Most PMs mental behavior is just to collect the rent and send you a bill for repair :)  Don't expect them to do anything else.
