The depreciating asset is already factored into my investment strategy.It will take me a little while to save up enough money to get something, so I have some time to figure out what I want to do.

Your true asset hunters are in the basement, the yard, the whole property looking for ways to upgrade the asset that others are missing.You are being very smart about your VA utilization, you just want to make sure the asset is right.

Truthfully, I don't think a Capitalization Rate of 8% is terrible plus you'll have an appreciating asset along with the tax benefits.  

I own my own house and I own some land out of state, so I have assets I want protected.I have quotes and will be purchasing an insurance policy that provides 1 million in landlord liability and I can also purchase an additional 1 million in an umbrella policy.My question is, is it even possible, or has anyone heard of a landlord getting sued and losing over $2 million on a simple duplex?

If they are going to refund even security deposit no questions asked and unbeknownst to you, why even offer that as a feature / service as part of digital collections to landlords?

Don't get me wrong TK is good to start but for people with 100k+ it is not a scaleable asset class.

Is that the only asset class that you enjoy now?
