Hi Eric, I just contacted a realtor in Lafayette, and he said conditions have changed since I last looked in 2017 and 8-10 caps are tougher for the price range I'm looking at $50-200k, but not impossible.Due to fund availability, I think I'm going to have to dig a little more to get things going there.

It seems to me that some of the big tech market rent drop may right now due to the decreased need for new hire relocation due to work from home, and some people with job losses are giving up places to move back with family so as not to dig a big hole for rent they can't pay.
