If the property is vacant upon purchase, take your time and screen your prospective tenants thoroughly.

You putting in $30K-$45K at year's end on a deal, with cash that you have accumulated with sacrifice, sweat, and discipline, is a huge vote of confidence to many prospective partners, and will make you very attractive. 

While you're talking with bank find out if your next purchase would be based on your DTI ratio or if it would be based on the debt service coverage ratio of the prospective property.  

I'm operating from a distance and in person meetings with prospective tenants won't be possible.I'm not sure that "age of social media profile" would indirectly fall under a protected class (such as age)?

I tried having real estate agents show the property to prospective tenants (wasn't comfortable giving folks access remotely) but they didn't make much money to they would flake as well.

In my search for other platforms to compare against CoStar for market analysis, comps, and prospecting I have struggled to find something that is comparable without it being similar in price. 

I have found this to be very, very cheap and a nice touch when emailing prospects.

I personally like to buy real estate that has A) excellent long-term prospects ie. area growth, commercial vibrancy, high housing demand, rising rental rates and B) positive or at least neutral cash flow.
