The thing about flips is that they are ‘one trick ponies”… you only make money once - when you sell them - then you have to start over and find a new one, whereas rentals deliver their income month after month, year after year.We have done 6 flips and own 37 rentals.  

The person I spoke with excited me about the possibilities; however, when it came time to deliver our XML file of properties, they quit responding, much like ShowMojo, making me think that they were not yet live.

@Marquis CobbUnfortunately a lot of those trainings will sell you on raising money and finding a sponsor is easy, and unfortunately it is not, especially with no experience.Keep networking and hopefully you find something

We usually bill our owner's via cash rather than accrual (IE our July owners statement for an owner has their July revenue minus expenses paid in July) but the owners get confused when the cleans don't line up to the stays, so had to train our bookkeeper to include the July cleans on the July statement even though that invoice was paid in August, which is different than how all the non-cleaner invoices are handled.

They have a hell of an operation, and often hold trainings and hire often also. 

Another common thing is families coming for graduations since this is a training base.

The only exception I make for puppies is if it is an actual service animal providing a specific service (such as diabetes dogs, or guide dogs) that will be going through specialized training.

This can be perceived as a "deal" due to price point.Alternatively, can the unit be delivered vacant?

We sell by the pallet, or by the truckload as low as .21 sqft delivered. 

And even after going through their video training (which was not worth the $1000 I spent btw, I could have found all the same information for free on here or a number of different places) it seemed really fishy/scammy to me.
