Those short-term loans can definitely create a lot of uncertainty in today’s market, especially with rising interest rates.

The current market definitely has some great opportunities for strong ROI and equity growth.

That is the truth Nate, boy, I'd be exactly where I wanted to be, but I am definitely one that believes it's never to late, so I'm starting now to get ready for the next 20 years so I can retire comfortably.

I know the market likes to front run.The trump trade to some is definitive trade on some form of hyperinflation, and a consumer discretionary increase via reduced taxes, yet higher costs. 

I've definitely seen parents purchase properties close to campus to house their kids while they're at school, it's a solid move.

I am not opposed to the idea but definitely need to get more educated on the details such as where exactly, is it too crowded of a space, how to be competitive, maintenance requirements for a beach rental, etc.

However, if both are desirable and available in your market, I would definitely choose smaller multifamily (1-4 units) hands down.
