If you have a clause in your lease which addresses it and he asks for reimbursement, refer him to the lease and politely decline.

It's not stated in the contract, but I didn't know if certain states require you pay that if you get that full price offer and you decline it.

As I'm sure you know, property isn't too expensive, it's possible to find a good number of properties in good areas that satisfy the 1% rule or greater, and given how many good universities and companies are in the area, I don't see the city declining anytime soon.

The only reason I would want to hold a property is if there is more potential to be met in the future and the IRR won't decline if we wait another year or more.
