As a smaller investor, it's great to do all the data analysis with widely tracked metrics, but its also refreshing to hear the emotional and experiential data points from fellow investors as well.

The biggest thing to focus on with your models is the data.

According to data from the Housing Authority of Baltimore City, demand for vouchers remains high, and resources are stretched thin.

The last couple years of data are hard to point to conclusively just because so much was changing in the market, but it looks like at this point you've likely ridden the value down, and from here it is likely to rise and has started its trend back up.

Where I am, the legal newspapers publish probate data daily and it's online which makes it very easy.

I personally protest my own using the CMA data my realtor provides for free and have had very good success over the years.
