You are obligated to make a good faith effort to find a replacement tenant and minimize the damages to your departing tenant.

@Kelsey Vander Meulen unless you have a great team lined up, especially someone who can address a burst pipe or damaged roof late night or on a Sunday, hire management.

All 3 had no flooding or damage..but there is always risk.

The tenant has caused damage and broken the lease so she is going to vacate in December.

It can be very difficult to understand the Pittsburgh market as rents and values can swing wildly within a few blocks. 

They, the HR Block person, is also an investor and owns multiple properties, so I just assume they are well versed.Thanks for your thoughts!

I think thats a great idea for the weekly schedule blocks for showings on occupied properties!

I have had crane trucks blocking traffics to lift roof joists, work vans filling the street, etc.

Two or three years ago we had a storm that shut the entire season down and caused significant damage to people's property and streets.    

I mean, they are technically a squatter themselves so why not just put another squatter in that will make them miserable wow keeping them from damaging the property who will then vacate the property whenever that one’s gone.
