How do you scan the application before requiring the deposit .i want to avoid making tenants pay unless they are going to really be in the running for the apartment. undefined I look at court records first to see if the applicants have any eviction or criminal records.

No offense but you don't seem to be a very qualified manager so I would recommend keeping tenants on a month-to-month so the next buyer can screen their own applicants and use a lease they are comfortable with.
