- Get rid of all personal items and all family pictures (just neutral furniture and accessories)- Turn on lights before every showing- Open blinds before every showing- Create a flyer with all positive attributes of the house/neighborhood/area/etc- Make sure it smells nice- Paint your front door (it's the first thing the buyer will notice of the "interior"- Leave on a stereo or iPod with speakers playing some soothing/popular music

The area is a coveted area and houses sell for $122+ per sqft. and this one is being sold substantially lower because it needs some TLC & people are getting hung up on the assessments.

This would include furniture for every room, pictures, accessories, etc. -- including kitchen and bathrooms.If you shop around, you can probably purchase a house full of staging materials for about $2500-3000 -- but you'll need to do the work yourself and move it from house to house.

I went to see a house today that I plan on wholesale, the guy has his friend renovating the place (its not occupied) -The guy thats renovating says estimates are about $10k remaining repairs-The homeowner says he owns the bank $280k-Also says based on tax accessor is $370k (we all know thats an estimate)-His asking price is $400kAs far as the ARV I'm going to check Agentpro247.com it does show comps that sold.All advice or insight is gladly appreciated.
