We currently own over 20 properties primarily Student Rentals; 1- (6 unit 1bd), 1-(3 bldg- 20 unit 4bd-2bth) 4 commercial bldg's w/ 4 upstairs apart.s,  3 Duplexes, a Double Cottage on a Lake, 1 Auto Mechanic Garage, and the remaining properties are 4 bd 2 bth single family homes.  

Right now I live in an owner occupied unit which is the main house on a property with a tenant back in a smaller cottage on the same property.

Jason I have a 2.7 acre lot with 4 single cottages on it.

Not so much recently, have a little cabin/cottage project in Lewiston PA of all places, but nothing in Lancaster.

Another option for you may be a smaller SF home with potential for MIL/cottage/tiny home for renting out.
