There was no offer date (many of the other properties we were looking at had offer dates), but there were three offers on the table at the time that ours went in.

My goal is that in 6 months I have legit offers on the table for rentals or other real estate ventures that allow me to move away from education.  

I make sure I get as much info about the seller as possible and I will never have just one offer on the table.

It sort of clicked for me right then and there that I really wanted to be on this side of the table versus the borrower side of the table.

Anyone can put together paperwork.The agents that give us all a bad name try to dictate the deal and try to get to closing table no matter who gets burned.

If the seller is upside down, they would have to bring cash to the table to be able to get out of the property.

For you as the buyer, you come to the closing table with $0, instead of $7k because the seller is covering your closing costs and you aren't putting any money down because you're a Veteran.
