Thank you, you have confirmed for me that properties in NYC appreciates more than CT so by any chance what areas of CT properties tend to appreciate more and commands higher rents  The best appreciating market in CT is Fairfield County (Aka the stuff closest to NYC).

.- I think Bret Snodgrass takes it a step further and actually closest, cleans up the property and then markets to his buyers which is a great process as well, but require way more capital and comes with a lot of risk.- wholesaling as I described it can be great, and there is “less risk” but if you jump into it because you think it’s easy, and you have no experience and you don’t work backwards you’re taking the most risk by risking your reputation so Then both sellers and buyers don’t trust you

#1....I would look in your local area 1st....if your state doesn't do deeds and that is what you want to do vs liens, then search the states closest to you.#2 as @Ned Carey says I'd start with the book 16% solution. 

I am not that old or experienced but what I have learned in my short time is you become like the 5 people you are closest to so if they are the people you want to end up like then hang out with them and keep talking to them about it(which clearly is not the case).
