Any strategies for enticing clients?

We use this in our personal flip and rental business and also in my bookkeeping business with other clients.  

Why "owner financing" clients? 

Unfortunately there's a lot of alarmist/scare tactics utilized to upsell these services that do nothing but generate revenues for those who are selling the service and often leave the clients with recurring expenditures i.e  annual maintenance costs.

Not sure what the process is like there but compared to NY, it is a faster process.We just toured an occupied 4-family in NY today with a client and the eviction process for those tenants commenced not long ago (within the last couple of weeks).

I found this deal actually showing a client he was not interested in it and decided it needed to much work.

I would say the portfolio I am guiding and managing with clients is over 20 million with most of the acquisitions made in the last 3-6 months.
