This seems like a recipe for a classic heads, you win, tails, your investor's lose situation.

I’ve listened to most of the BP podcasts, read many of the classics, and recently finished The Book on Tax Strategies for the Savvy Real Estate Investor which blew my mind. 

It is classic 50s with tile all the way around.
