They are basically swab like testers that preform a chemical reaction when they contact lead and turn pink

PLEASE DONT ADD EXTRA CHEMICAL or Pesticide TO YOUR ENVIRONMENT or house or future home of tenant.The truth is, recommending or using undiluted sodium hypochlorite aka "bleach" to kill mold for new inexperienced person is probably one of the worst things you can do to new landlords in ANY PUBLIC FORUM WHERE YOU DONT KNOW SERIOUSNESS OF SITUATION or health of user ESPECIALLY with VACANT HOUSE WITH water damage.

You can try all the chemicals you want and there will still be that smell when you walk in.

5)  Was the home flooded with chemicals that you know of?

They need to understand that they can't put too many chemicals down the drains because that will kill all the beneficial bacteria in the tank.

I think if you can't clear the clog with chemicals then yes, you could be cutting into the walls. to keep the cost down figure out where that clog is and then you're just cutting out a portion of pipe and repairing what I imagine is no bigger than a 3'x3' hole in drywall.

I would only use the more toxic chemicals as a last resort and only with special precautions such as a padlock on the attic access to prevent accidental access by the small children or pets.

(We are installing a 50sq standing seam roof in the next two weeks) A newer option would be asphalt coated metal shingles, which are more expensive.I would recommend what ever your choice, that your make sure your contractor removes your old shingles, replaces your damaged decking, instals proper ice guard, and synthetic paper.
