There is almost no understanding CPM- several multimillion dollar coliving start-ups have FAILED b/c they saw the demand for coliving w/out seeing the need for a respective form of property management (see HubHaus, Common, Starling, etc). 

lower tenant class is harder on units and fail to pay rent at higher rates in general than higher class tenants. 

Know that if they pull an inspection and it fails, you will not receive any rent until the inspection passes.

.* FHA loans require both parties to owner occupy for 1 year* A 203k loan is not a first time buyer program, you can own a home and still use the program as long as you live there* The loan must be made to a person, not an entity. 

It would be wise for a buyer to feel confident that the building is in good structural condition, that it has a certificate of occupancy.

I am sure there are plenty of cash buyers looking for deals at 65% ARV.

I've even been discouraged while joining grant funded programs allegedly for "low income" buyers. 

Seems like the few people I talked to that are selling land in Florida are trying to sell it above retail without understanding that most of their potential buyers are going to be builders. do Not buy land in FLA without doing full due diligence  on all aspects . there are environmental gotchas that you need to fully suss out prior to waiving due diligence
