It's just a bad business.

THAT's the beautiful side of this business far to few ever see. 

Having used both, I would go with propstream if you're looking for a solid data platform, and are investing significant money into other systems as part of your business and its growth model.

Glad you're building your business while still active duty, that's a powerful move! 

What's a good IRR for this multi unit retail business?

I have been in the real estate investment business my entire adult life and struggle to get a MF deal done.

Some take on the business w/o having the proper systems in place to deal with low-demographic tenants & properties.We also see owners being part of the problem - expecting Class A fees, service & results from their Class C & D properties.

It blows my mind that you can actually start and operate a legitimate business in the US without telling the government (not the public) the name and address of the owner.

Because if you need to live off the cash flow what you're really looking for is a business. 

@Andreas Mathews admirable, but make sure you do some research so you understand what a PM can make.Starting your own PMC business will require 75-150 doors to make a decent living, depending on gross rents and your fee structre.Working for a SFR PMC as a PM, will require a RE license and you usually get paid a percentage of the gross rents the portfolio of owners/properties you manage generates.
