The rules are pretty complicated and the only people who really know all the terms and rules thoroughly are the Rent Levelling Board.Caveating that I’m not an attorney so go seek your own advice but I clarified a few things at a recent rent levelling hearing (which are open to the public and you can find the schedules with a simple Google).

I saw the building has tenant and even upstairs which is direct to roof this one I got in first floor.

Figure out ways to enforce rules to protect yourself and the other renters.

Second- these developments where the same person develops, builds, and then requires you to use them for management- they always suck.

Hello @Hudson Filippi FHA does have a One Time Close construction loan that will allow you to build a home.

A few of my clients are actively doing BRRRRs in Sacramento by going for duplexes, adding ADU's, splitting lots and building another SFH.

You'll notice in new construction areas they tend to build the homes on a pyramid. 

I don’t believe you can do a 1031 into building an ADU on land you already own, even if it wasn’t your primary.Reach out to @Dave Foster if anyone knows he would.
