At minimum, all the overgrown landscaping should be trimmed back, if not completely removed with some fresh mulch and new plants planted.  

Professional cleaners (Molly Maid Company) says it can't be cleaned.Has anyone had experience with damage that can't be fixed, but maybe doesn't warrant a brand new appliance?

They may ask you for you b.g. in real estate, are you brand new or have you been at least looking for a while.Ask them for their leverage buckets for experience and credit. 

(see photos)There is a floor drain on the other side of the 2x6 wall(about 10 feet). so i would just need to tie it into this I am budgeting 20K for a brand new plumbing system for the whole house already since there is not anything in the house currently.The basement floor is already ripped out and down to dirt.

I had a similar conversation with a tenant, complaining to me that his allergies were worse...I was like, well, this house had brand new carpeting throughout when you moved in, but most people with allergies don't chose a house that is carpet throughout, and live with 2 dogs who shed so much they will clog the air filter in a month, and told him about plug-in  air purifiers, since the furnace isn't designed to clean the air, only to heat it, and those high rated filters are bad for HVAC systems according to any HVAC guy you talk to.

I request Bigger Pockets to remove his account, as you are allowing him a platform to promote this fraudulent activity to find new victims and that is not right.Also Chris that is why any note transaction I am doing we get fresh lender policy for the note buyer. and handle  all funds through national title company.  

What concerns me is the underwriters of your new conforming loan will see the brand new HELOC which is also supposed to be on your primary residence and it will screw your loan up on the house you really need at the last minute.

It's for this fact that so many join and work under a Brokerage Brand.
