.- my biggest complain to 401k is actually not the employer matching, but lack of diversfication where I can receive high cash flow with low beta structured portfolio.- for example, although SPY lost 28% their value in 202, but as total return, my portfolio is flat because my dividend income is offsetting the market gain losses.- what I am trying to say is that, if you are a "professional fund manager", you could create your set of portfolio that could beat the market , in this situation , the 401k is even less important.

Con is of course this is the highest rate option, however with no prepayment penalty one can re-evaluate their options very soon down the road. The 70% LTV option: The interest rate is starting to look sexy, the downside is the 20 year amortization, that was in this case the tradeoff to get the leverage point and the rate.

The biggest challenge I can see for this is that I hear it's a pain in the *** for the seller to go through a local community bank and confirm their income for their approval for a mortgage, and there are local/community banks that will approve 95-100% LTV loans based on how profitable the deal is.
