I always ask for one deal that didn't perform as they expected and the results of that.

So many people get anxious and want to sell their property, even if it's performing good.

For a beginner, it will be wise to start with a property that requires less hands-on management, like a turnkey property or one needing only minor repairs.

I also feel like it is pretty beginner friendly in the sense that no cashflow or even slightly negative cashflow still provides opportunity through equity gain.
