We have a new lovely 2-month-old baby girl in our lives.

She recently lost a newborn baby and everything has been downhill since She has stopped communicating with me for over three weeks now, has missed her last rent payment, has let the house go completely to hell, and I just got a letter from the magistrate that I have a court hearing over the amount of trash in the backyard.I posted a 30 day notice on her door being that she is month to month.

They know a million realtors and some have access to the MLS so setting them up on a drip is for babies.

Rates should have increased long ago, now is too late - even a hint at a future rate increase causes the markets to dump, like a baby tantrum. 

On this forum I have seen good advice, bad advice and advice to do things that was unquestionably illegal.

@Theresa Harris I have been following Dave Ramsey’s baby steps loosely for a little while now so I am trying to pay them down faster for sure.

Rents and housing prices will go up because we're in a major housing supply shortage, and as more millennial try to enter the market while baby boomers are not leaving, we'll have an even worse crunch than right now before that normalizes as well. 

With a new baby, I'm looking for a safer route and am willing to look at a more conservative strategy.
