Full disclosure, I am completely new to Real Estate Investing and when I say "completely new", I mean asking the most basic questions that may seem like a no-brainer for most others that have been in the game for six months or more.

I’m not saying it’s a no -go ,but I am saying practice your due diligence and get some professionals involved before you get too jumpy

I am assuming this would be a no with everyone. 

That's a no brainer to get your cost per unit down.

... if Prop 10 Passes.I just received a No on Prop 10 flyer in the mail saying it has been certified for the Nov 6 ballot. 

I'm not super wealthy, but I do have some spoils of the trade to play with.I live in Malden, and have been educating myself to get into flips and rentals (loving BRRRR) in the area (Melrose, Medford, Malden, Everett, Saugus, Lynn, Stoneham, Reading, Woburn, etc.).I have never officially invested in real estate, but I have owned first and second homes for many moons, and they have been good to me so far.I've learned enough in my studies to know that real estate investment in this area and time is far from a no-brainer. 

If you can get 34% returns on and investment of 13k it seems like a no brainer but there are obviously other details that we don't know that you have probably taken into consideration.If you have fixed mortgages and you are cash flowing $1000 per month with the two you have, even if this one breaks even it seems like a good deal.

I am assuming even though he was allowed within 500 feet at his home, there was still a no contact provision that applied.
