There is no given answer here, because the whole property needs to be relatively consistent.Kitchens and baths are the common answer, but if they are passable and you choose to invest in them anyways at the expense of peeling paint (or off putting exterior color) and overgrown landscaping, the appraiser and tenant will be walking up with a bad taste in their mouth, thereby not valuing the interior work you have done.But think about the general flow of someone looking to rent: more bedrooms will typically dictate more rent.  

IDK where you guys live but I want 5-10k passive a month which means you are going to need a whole lot of these homes.

Not to get too into the weeds, when you are face to face with someone, you can watch for mannerisms and non-verbal body language. 

We've done a lot of deals together over the years and I appreciate all the work he's put in over the years especially when we were doing really lean deals and there wasn't a whole lot of profit there for him relative to the work he was doing. 

It took me 5 days to find qualified tenants with good credit score and income but my property manager still charges me full listing fee even though I did the whole listing, marketing and prescreening and they helped with 1 showing - they only showed one tenant who I prescreened through Zillow.

I am a investor and co-host in Dallas but focus on renting out whole units.

You can bill them for the issue but getting them to pay is a whole different problem. 

The Plus subscription would allow you to keep track of each property/project and produce reports for them individually in addition to keeping track of the entire business as a whole.  

. $60k doesn't buy a whole lot these days that's not going to come with a pretty substantial amount of risk.
