It has been accomplished in Europe, but materials (Passivhaus certified windows, ERVs, etc.) and expertise (and experienced workforce) are more readily available in Europe.While we have Canadian window manufactures who produce products meeting Passivhaus standards, volumes are low (only a handful of Passivhaus builds occur in Canada each year) and, correspondingly, prices are high.  

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

This method won't increase my monthly cash flow much in immediate future, but as loans are paid down and hopefully appreciation occurs, my overall situation should improve dramatically.

It is my view that the most fair appraisal would occur if the appraiser was totally unaware of the negotiated price. 

While the loan underlying this investment offering remains in default, the following updates have occurred in the last 30 days.

Too many issues with neighbor complaints; not to say it does not still occur, I'm pretty sure it does.  

Software changes are occurring all the time and so a lot of older posts could very have outdated info, surpassed with newer/better versions, newer products (hopefully!). 

Further, just because there is an expiration date does not make it 'yours to sign' until the expiration, it is only 'yours to sign' until either the expiration or its withdrawal, whichever occurs first.As Jay Hinrichs pointed out, sign as soon as you decide the terms are acceptable.Finally Chris, what you were describing, that you had until a certain time to sign the contract, would be more of an option contract, i.e., the offer would be held open for a certain period of time, and you could enter into the contract at your option. 

The ones with drama, either stop communicating or come clean upfront and tell me when I state a more formal background check will occur once they view the home and want to commit to renting.
