It has been accomplished in Europe, but materials (Passivhaus certified windows, ERVs, etc.) and expertise (and experienced workforce) are more readily available in Europe.While we have Canadian window manufactures who produce products meeting Passivhaus standards, volumes are low (only a handful of Passivhaus builds occur in Canada each year) and, correspondingly, prices are high.

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Further, just because there is an expiration date does not make it 'yours to sign' until the expiration, it is only 'yours to sign' until either the expiration or its withdrawal, whichever occurs first.As Jay Hinrichs pointed out, sign as soon as you decide the terms are acceptable.Finally Chris, what you were describing, that you had until a certain time to sign the contract, would be more of an option contract, i.e., the offer would be held open for a certain period of time, and you could enter into the contract at your option.
