Lee, good feedbackYes, I think outlets, but USB outlets is a good one -I can but the idea that the large amenities like pools, hot tubs etc are limited usage by residentsI think a hard surface top maybe not granite is awesome - I really like the porcelain tops out in the market, I will look into Ikea (great suggestion) - did not know they had hard surface topsWould love to the in-unit laundry just could not swing it hereThis building has concrete slabs between floors so I think Im good here - not sure about soundproofing between walls here, I was in a unit and did not hear the neighbors - This building will have new stainless steel dishwashers

My husband is not on board with us being landlords and thinks I should try Wholesaling or Flipping?  

I run into this all the time when someone wants to buy my houses with o-f, and I want to help them cause they just need a little help to get over the hump.

I did not fully understand it either and with both of us being worried about issues, Dmitriy was able to answer all of our questions, and explain how it works.

We've used their night stands with USB built-in, kitchen cabinets, rugs...all sorts of stuff. 

I fear one of our options may have been removed with the rent control regulations which will prevent us being able to offer it as an LTR only for the school year (like student housing).  

Can anyone offer some advice on moving forward, and what you did to get over the hump?

Now for the positives.. for me personally its created everything I have ever done in real estate.. the connections alone that you make the lifelong clients .. keep an open mind you get offered to get into deals.. you sell a house to someone you know has investment money you already have a relationship.. guess were that can lead.its dog tough in the start up like @Russell Brazil alludes to.. everything he says is 100% accurate... however once U get over the hump this business gets pretty dog gone good.. my wife sold 16 million last year on her own.. almost all referral.

Still unsure if all of us being on the title and mortgage for lets say four properties means that we can not get additional fannie/freddie loans (8 more/4 per person)?

It is super easy to use once you get over a few humps, took me about a week to become proficient at it.
