News blasts, facebook pages, and Twitter will help get the word out, but you are definitely in the position to close.I would spend your time talking to people and building up networks in the markets you work in.

I did read a great article on Twitter and using their search engine, hashtags, etc to search the top profiles in your niche in your area.  

Spend some time to get your online presence setup and automated (FB page, Twitter, Trulia, Zillow, Realtor.com, etc), but don't spend a whole of time on it.Start attending networking events, collecting business cards and adding them to your database.

I mean Twitter is something that is being taken seriously, but Snapchat I only associate with young wanna-be-models that upload pictures of themselves making kissfaces in their bikinis.

I'm doing the same for Twitter, even though Twitter is more difficult.
