@Will Lawson being in the Hvac business I would definitely install forced air system instead of going ductless , ductless systems are usually more expensive to fix in case you needed it and not really tenant friendly as compared to operating a thermostat they’re also more costly to purchase, if you already have ductwork I would do forced air

Hi all,I just installed a $250 Nest thermostat in a unit.Is that added to the cost basis, or can I deduct it as personal property?

Before adding the nest thermostat, my prior tenant had an electric bill of $397 one month. 

I turned the system off at the thermostat and the blower kept running.   

Deadbolts, thermostats, towels, etc. 

The repairs (so far) have been fairly minor - thermocouplers and various switches, thermostats, valves, etc.

Do you have thermostats in the units?

The only thing that I don’t like about them is the lack of a hard wired thermostat, I worry tenants could lose the remote.

The heat flowing to the radiator could only be manually turned on or off at the shut-off valve; there was no thermostat control in the apartment or bedroom to stop or regulate the heat into the radiator when the room reached a set temperature.Father was convicted of child abuse.
