The tanks could be swapped out for roughly 6k all said and done, but that is without county permits, which i have quotes from multiple companies saying they have no problem doing it with out permits.

If you take a paper loss of a few thousand dollars, just consider it an even swap for paying less in mortgage over the last few years than you would have paid in rent.As mentioned, Fayetteville is not a market that appreciates rapidly.

If you get any more rentals in the future and granite is not an option then stick with the cheap formica that looks like granite and plan on swapping it out every 5 years or so.

You might get better traction by changing agents, although swapping horses may not help at all.
