Kevin, Well as all replies so far are rainbows and sunshine, I aparently will have to play the storm cloud.

. ;-) I've flipped in pouring rain, snow, ice, 117 degree heat, sunshine, night time, when I wanted to be on the beach and when I was so tired and sore I had to have the little old lady next door plop me into my car so I could go home.

Are you investing remotely or have you relocated to the sunshine state?

Not that Indiana isn't a great place but I'd rather be where the action is and enjoy summer sports all winter long in the sunshine and warmth. 

The city is ranked one of the safes in Washington state and is incredible family friendly with happening events, river front parks, and 300 days of sunshine.

The paint on those cars actually fades in the sunshine.  

Like a little sunshine is in the room. 

I do, however, live in Las Vegas where we get far more sunshine than most of the nation.I doubt I would put them on rental properties as it seems like there could be too many potential problems.
