@Nate P.Your profile hints that you are living abroad.If you are a US citizen - you want to make sure that the CPA you work with understands the foreign earned income exclusion(FEIE).If you purchase a property and are expecting valuable feedback on how that property will impact your tax return, you will need to provide a rough profit and loss projection(rental income and expenses) along with purchase price to have a conversation with your accountant so that they can provide you good feedback.

Please feel free to check out my profile for more details on the investment, but we were able to spend 1 year slowly renovating the apartments as tenants moved in and out, invested heavily into leasehold improvements (long-term fixed like HVAC, water heaters, exterior paint, property drainage, etc), converted month-to-month tenants to annual leases, and raised rents to market.

That is the only tenant profile I'd allow it for because they're relying on financial aid or being funded by parents.

All that is going to be used against them if things turtle up IE a water landing I think as Chris has stated as some of the high profile syndicators are having some issues but keep posting about their lifestyles I would personally not be doing that It just pisses off investors who are not getting their distributions or there are Cash calls right ??
