You can file an extension or with mostly w2 income and a single rental property just use a software to help you prepare and submit your taxes.

My understanding is that I do not need to use the Buyer's title company and can choose my own to prepare my seller papers.

I’m already planning to find a solid real estate/landlord tenant lawyer in the interim to be prepared for whatever might result in the month.
