Occasionally, I will get a call or a visit and they will explain their situation, and, (assuming I want to keep the tenant) we will negotiate and reach a compromise.

We are occasionally able to do a deal where we can get a spread on a simultaneous close.Florida is tough right now and you have to live by your wits to some extent.

What you wear is not nearly as important as what you know...I actually listened to a speaker who said he dressed like a 'Hill Billy" because he didn’t want the seller to know he was successful...Personally I believe that if you have great systems in place it doesn’t matter what you wear or what you drive up in for that manner..I wear a suit, sometimes levis and a polo shirt and occasionally shorts and a polo shirt..If I am not in my suit I am always in a shirt that tells the world what I do..

If you manager your RE docs in a similar fashion, you could have all your contracts, offers, etc. all on your phone.On my iPad I use Pages all the time, and Keynote and Numbers occasionally.

Nope. 50% is the long term average... accounts for things like having to paint the exterior every now and again, the occasional septic issue, replacing a room every few decades... those sorts of things are big expenses and don't show up in year to year reports.
