Roof cost twice as much as estimated, and I had to put french drains in the backyard due to lack of adequate drainage, and a driveway had to be removed (it was buried).  

I am thinking of going with a French farmhouse look if I take on this remodel flip.For those with more experience, my question is what would be most cost-effective as far as dealing with it.  1.
