As a wholesaler, a seller approached me with a 48 unit apartment complex, 7 duplexes and a 2500 sqft Single family that he wants to sell (all of which occupy the same block.) 

We had an investment group willing to come in and zero-lot line a dilapidated apartment complex in Corvallis and give the tenants the opportunity to buy to help solve our affordability crisis here, but nonetheless, the city forced their hand by needing a half-street development after changing zoning that killed the deal.

We have owned 14 SF rentals and 4 apartment complexes totaling near 1,000 units, and over 17 year period we have been sued exactly once.We had a 350lb resident that missed the bottom step of the staircase, fell and hurt himself. 

I’m exploring emerging areas like San Antonio, Houston, Austin and Dallas.

If the company leadership is failing step-up because being an equity partner means it's your company now too so who cares who or how the idiot captains got it on the rocks let's focus on getting it the hell off and sailing before it's ripped apart and sinks to the ocean floor, right.

There are many I'm a part of like "STR Homes for Sale" and "Florida Off Market Real Estate" (I'm sure they have groups for different states) that offer a great array of off market and listed deals.

This is a form of coliving property management that fits rent-by-the-room coliving environments, but it would not fit apartment coliving environments. 

What would you do if you got someone to do it, gave the money they gave you to the seller as his/her earnest money, and the closing fell apart but the seller refused to return the money or tied it up in escrow or arbitration? 

The condo association insurance determined they weren’t responsible because either (1) my tenant was negligent or (2) the problem originated from a connection just inside my apartment.
