March and April bring families and college students for spring break.  

@Anthony SwainMore and more young people prefer house hacking because it is financially flexible and suitable for those with student loans or other obligations.

Monthly Rent + Monthly Debt Payments <= GROSS Monthly Income * 45%This accounts for some people who have outsized obligations such as car payments, child support, credit cards, student loans etc.

Student loan debt of 40k, paying 700/month (20k at 4% paying 200/month and 20k at 0% paying back parents 500/month).

It attracts a lot (4,000 at last count) of students. 

Sounds like a great sales product for that coach but not a great wealth building product for you.I'd be wary of these "student army coaches". 

Being a college student, you could house hack a single family if you wanted to have roommates, or you could house hack a multi-family. 

If I were you, I’d work to get up the DP and closing costs for a single family house near the university you will attend for med school, then I’d rent out the rooms to other med students.
